Ofair manages owners’ associations and properties, overseeing cleaning, facilities, maintenance and contributions within an agreed scope for each building.
OFAIR serves Jeddah and Makkah, subject to service availability and the requirements of each property.
Yes. The standard building scope includes guard service, whether a guard is already in place or Ofair arranges one. We ask about staffing to understand the need; the service cost appears in the itemised estimate. External housing, if required, is excluded from the automatic estimate and assessed separately. A custom scope without guard service needs team review.
The service can include oversight of daily building cleaning. Your proposal sets out the work and cleaning-supplies allowance before you commit.

We review the services, cost and required approvals with you, then prepare the contract for the authorised representative and coordinate signing and handover under the agreed terms.
For an association, we review the representative’s authority, decision record and quorum based on ownership area shares and the bylaws. Ofair’s approval indicator does not replace these documents. For an individually owned property, we review the owner’s consent or their representative’s authority.
The property file is prepared, followed by coordination of the on-site handover and the start of operations within the contract’s scope.
Your registered mobile number is linked to your unit’s records, allowing OFAIR to identify your details when you contact us from that number.
The property name, unit number, floor and basic contact details are usually recorded and linked to the owner’s file.
Your mobile number registered with OFAIR is the identifier used for owner services and payments.
Yes. To help protect your unit’s information, requests relating to the unit should preferably come from your registered mobile number.
Yes. The new number is verified before it is approved to help protect your unit’s information.
Yes. Another number can be authorised for a defined period and with specific permissions, such as submitting a complaint or a maintenance request.
Use the mobile number registered in OFAIR’s records. First activation sends a WhatsApp verification code: enter it in the portal and choose a password. Later sign-ins use your number and password without a message each time. If you forget it, choose Forgot password and explicitly request a new recovery code. Never send a verification code or password to Lujain or any chat.
Your portal shows the benefits available to your account. Service credit is non-cash and cannot be withdrawn as money; referrals and gifts depend on their terms, review and eligibility. Eligible customers without the annual AC subscription may exchange one private visit for two AC washes once per contract year, subject to an available group date. A reward or exchange is only confirmed when its verified result appears in your account.
Sign in to the customer portal with your registered mobile number and password, then open Dues and payments to review recorded months and your payment status. On first activation only, verify your number with a WhatsApp code and choose a password.
Yes. You can pay for future months in advance.
The month is recorded as paid, and a new payment request is not issued for the same month when its due date arrives.
Sign in to the customer portal and open Dues and payments to review the amount and use the payment options available to your account.
Contact OFAIR and send your payment receipt. The transaction and account statement will be checked before the payment status is updated.
An account is considered overdue under the system when payment is more than 5 days past its due date.
An overdue balance may affect services specific to your unit until payment is made, subject to the service policy.
Yes. Once your payment status has been updated, you can proceed with your maintenance request.
Open Maintenance in the customer portal, describe the issue and attach photos if available. Follow status updates from your requests in the portal. You can also contact us on WhatsApp from your registered number without quoting an internal request number.
Depending on the contract’s scope, services include electrical work, plumbing, air conditioning and certain common-area and lift maintenance, following the approved process.
Carpentry is not currently among the available maintenance services.
Electrical and plumbing issues can be combined in one request, as the same technician handles these types of work.
Yes. Air conditioning has its own service category and specialist technician.
Cover follows the contract. Where included, each apartment has two light visits per contract year, including light diagnosis, renewed at contract renewal. Outside cover or after the allowance, we explain the price, scope and duration for approval before work. Parts, return visits and extra work are quoted and approved separately. Ofair covers shared-area technician labour within the contract; parts use the building emergency fund. A shortfall needs the association president’s funding and billing approval as the association’s representative, without personal liability.
Spare parts needed for work performed by Ofair are supplied exclusively through Ofair, after the customer approves the specifications and final VAT-inclusive selling price, and before purchase and installation. Nothing is purchased or installed without approval. Applicable written warranty rights and terms remain intact, and existing contracts keep their stored terms.
Once payment and required approvals are confirmed, work is scheduled according to parts availability, the technician and contract scope. Status updates appear in the portal; any binding response time is defined in the contract.
Contact us directly and we will review the status of your request.
Yes. A new appointment can be arranged according to the technician’s availability.
The technician documents the work and updates the request. The owner or authorised party then confirms completion before final closure.
Yes. Open the follow-up report from your maintenance request in the portal, then print it or save it as a PDF. It shows recorded work, the invoice summary and before-and-after photos when available.
Yes. Common-area work, such as stairway lighting, is handled through the property’s procedures, subject to the available balance and required approval.
Lights located within the unit’s private area are treated as the owner’s private responsibility.
Any owner can report an issue. The association chair is notified, and the process continues according to the issue, cost and available balance.
Yes. Providing quantities at the outset helps speed up pricing and completion and avoids unnecessary visits.
If someone is trapped in a lift, immediately contact the lift emergency provider or local emergency services and notify the team. Do not force the doors or wait for a chat response. Recording a report does not confirm rescue or technician arrival.
Stay clear of water and electrical sources and notify the team immediately; contact local emergency services if there is immediate danger. The case is referred for urgent follow-up. Recording a report does not mean the supply has been shut off or a technician dispatched.
Send us your feedback. You may be asked to provide photographs showing the issue so that the complaint can be recorded and reviewed by management.
The management team reviews the concern and follows up on the appropriate action.
The team follows up on cleaning, records observations and requests completion of work that needs attention.
The matter is handled according to how the guard was provided, the owners’ views and the approved administrative process.
Each owner can review their dues and payments in the customer portal. The detailed property account statement is available to the authorised association chair to view, print or save as a PDF.
The authorised association chair can open the finalised signed management contract in the portal when available. An owner can request access or a copy after their identity and applicable access rights are verified under the relevant rules and procedure. Limiting direct portal display does not remove statutory inspection rights.
Once the change is approved, the new owner’s details are updated and linked to the unit, and service and payment instructions are sent to the new owner.
The authorised association chair can request an approved technical report or signed management contract as a PDF from their registered WhatsApp number, then confirm sending. Access and the current version are checked again before sending. Provider acceptance does not confirm final delivery. Other files, external links and sending to another number are not supported by this service.
A notification is sent approximately 60 days before the contract expires to begin the renewal process or establish the association’s decision.
No. Renewal arrangements and pricing are handled with management and the association chair.
